Henderson Global Investors and Palmira acquire two logistics properties near Landshut
Henderson Global Investors and Palmira Capital Partners have acquired two logistics properties in the Landshut region for their special fund, "Henderson German Logistics Fund" (HGLOF). The properties are situated in the villages of Niederaichbach and Niederviehbach. Two BMW plants are located in the immediate vicinity. "We expect that demand for existing space will persist at a high level because of high space requirements in this area, which is part of the Munich metropolitan region, and that rentals will grow as a result", says Thorsten Kiel, fund manager of the Henderson German Logistics Fund.
The property in Niederaichbach consists of an existing hall built in 2001 as well as an extension, which is currently being completed. Together, the two sections of the building have a total of 40,000 square meters of leasable space. The anchor tenant of the existing hall and a large portion of the extension is Mann + Hummel GmbH, one of the global market leaders in the production and distribution of liquid and air filter systems. The remaining space is occupied by the French automotive supplier Trèves. The property in Niederviehbach is a newly constructed building dating from the year 2012. It has leasable space of 13,900 square meters and is leased to a company from the automotive sector.
The transactions mark the ninth and tenth acquisition for the HGLOF that Henderson and Palmira have made together since December 2012. The HGLOF is administrated by the service investment firm IntReal.
