Palmira Capital Partners (Palmira) has acquired a business park in a central location in Ratingen on Kaiserswerther Strasse for the UIC II (Unternehmensimmobilienclub 2) fund. This acquisition marks the full investment of the fund. The next fund in the successful Unternehmensimmobilien series, UIC 3, is already in preparation.
Situated on a plot spanning approximately 27,500 sq m, the property comprises a rental area of around 18,700 sq m and is currently fully occupied by 16 tenants. Of the total space, 12,000 sq m is dedicated to hall areas, while 6,700 sq m accommodates office and social spaces.
The seller, an individual fund managed by RHENIUM Asset Management (RHENIUM), has owned and optimised the property over the past decade. The purchase price remains undisclosed by mutual agreement.
Palmira was advised by Dentons, Düsseldorf, on legal and tax matters, with technical and environmental due diligence conducted by x.project. NAI Apollo acted as property advisor for the buyer. RHENIUM received legal counsel from REIUS, Hamburg.
